North Texas weather is hard on roofs. Between hail, high winds, and triple-digit summers, even a quality roof eventually wears out. Here are the signs it may be time for a replacement.
1. Hail or storm damage
After a big storm, look for dented or bruised shingles, granules in your gutters, and damaged vents or flashing. Storm damage is often covered by insurance — and we’re glad to help you navigate the claim.
2. Curling or buckling shingles
Shingles that curl at the edges or buckle in the middle have lost their weather seal and are letting heat and moisture through.
3. Missing shingles or exposed underlayment
Bare spots are an open invitation for leaks. If you can see the underlayment, water is not far behind.
4. Granules in the gutters
Asphalt shingles shed granules as they age. A lot of granules in your gutters means your shingles are near the end of their life.
5. Daylight or stains in the attic
Light coming through the roof boards — or water stains on the ceiling — means your roof is already failing.
6. Sagging rooflines
A sagging roof can signal structural or moisture problems that need attention right away.
7. Age
Most asphalt shingle roofs last 15–25 years. If yours is in that range, it’s worth a professional inspection.
